T31 RUNWAY INFORMATION
Aero Country is a privately owned, public use airport that offers various airpark amenities. Runway 17/35 measures 4,352’, consisting of 3,002 feet of paved and lighted surface, in addition to a 1,350’ turf runway located at the north end. The coordinates for the runway are 33° 12’30.420” N 96° 44’30.988” W (33.20845000, -96.74194111). The sectional chart for this area is Dallas-Fort Worth, and the CTAF frequency is 122.9. The maximum aircraft weight allowed is 6,500 lbs, and AVGAS is available on-site.
Regarding hangar home construction, it's important to note that hangar use restrictions apply: no retail and/or commercial business is permitted, and no flight schools are allowed.

AERO COUNTRY EAST ASSOCIATION INFO, FEES & DUES
All lots are located within the Aero Country East Association (ACEA), which offers a variety of airpark amenities. ACEA dues include annual access to the airport and taxiway, as well as the community pool and maintenance services. The estimated ACEA dues range from approximately $4,500 to $6,500 per year; for detailed information, see the ACEA Budget.

As Phases 2-6 are developed, they will bring additional lot owners, which is expected to lower the POA dues for all ACEA lot owners. One-Time HOA Fees include an estimated ACEA Certificate Transfer Fee of $800 per lot, payable by the Buyer to ACEA at closing, and an estimated initial Runway Access Fee of $6,250 per lot, due upon Certificate of Occupancy, which is crucial for hangar home construction.
